June’s market data shows a continued split between the single-family and condo/villa segments, with supply conditions tightening more clearly in single-family homes.

Single-family activity strengthened on the demand side, with pending sales up 13.8% and closed sales up 5.9%. At the same time, inventory declined by 12.9%, and months of supply fell to 3.8, indicating a tighter supply environment than one year ago. The median sale price rose 6.5% to $620,000, supported by lower available inventory and stronger sales activity. However, median days on market increased by 28.9% to 49 days, indicating that even in a tighter market, buyers are taking more time to move through the decision-making process.

The condo/villa segment showed a different pattern. New listings increased 4.6%, and inventory rose slightly, while pending sales declined 10% and closed sales fell 3.3%. Months of supply eased to 5.7 months, but the segment continues to carry more available supply relative to sales than single-family homes. The median sale price was nearly unchanged at $424,840, down 0.3%, suggesting relative price stability despite softer contract activity.

Overall, June reflects a market where single-family supply remains constrained and price support has strengthened, while condos and villas are showing more balanced conditions and slower demand momentum. Across both segments, longer marketing timelines remain important. Pricing accuracy, property condition, and clear market positioning continue to influence how quickly listings convert to contracts.
